About ViroOne

ViroOne is a document-first legal support practice for residential purchases in Japan. We help buyers turn dense paperwork into an actionable list: what a clause says, what it depends on, and what to confirm next.

How we work

Our work is centered around a “clause map”: a structured view of definitions, duties, dates, conditions, and exceptions. This makes it easier to discuss documents with counterparties and to keep track of versions.

Document intake
You share drafts and context. We confirm what we’ll review and what format you want the output in.
Clause map + notes
We translate key provisions into plain language and highlight areas that need clarification.
Questions list
A prioritized list of questions for email threads and meetings.
Final checklist
For the final meeting, we prepare a readiness checklist and record-keeping suggestions.

Business model (plain description)

ViroOne provides professional services based on an agreed scope. The scope explains what documents are covered, which deliverables you receive, and what information we need from you.

  • We are compensated by clients for the agreed work under the selected scope.
  • We aim to keep communications neutral and scope-driven.
  • We do not position ourselves as a marketplace and do not publish “rankings” of counterparties.

If your situation requires additional materials or a different workflow, we clarify options before any expansion of scope.

Typical documents (examples)

Depending on the property type and counterparties, documents may include:

  • Purchase agreement drafts and attachments
  • Disclosure / explanation materials (when provided)
  • Condominium rules, management materials, and notices
  • Hand-over items list and meeting notes

If you’re unsure what you have, send what you received and we’ll help identify the set.
